1. A booking request constitutes acceptance of all House Rules in their entirety and complete acknowledgement of listing description from all guests on the reservation.
2. The guests' names on the reservation must match the guests' government-issued picture IDs. The host and/or host's designated agent reserves the right to verify all guests' valid unexpired government-issued picture IDs at the time of check-in and any time during the guest's stay to make sure information provided to the host on the reservation is valid for safety reasons.
3. Guests shall report in writing any issues with their check-in or any problems on the premises, including broken or malfunctioning items and matters that require host's attention, within an hour of check-in. Please contact the host, so the host could try to remedy the situation.
4. Need help? Can’t find something? Message the host at any time for assistance.
5. Free parking is provided with 2 spaces. There are no parking allowed on the street. Guests and visitors should comply with the parking regulations and requirements and must show consideration to other vehicles in the neighborhood.
6. No shoes inside the home.
7. This is a smoke-free property. Additional cleaning fees will be collected if evidence of smoking is found.
8. No parties or events.
9. No unregistered guests or visitors allowed. The maximum property capacity is 6 people.
10. Quiet time after 9 p.m. until 9 a.m. This is a neighborhood with families and retirees. Please be respectful of them.
11. No eating or drinking in bedrooms. Please enjoy your meal in the dining room.
12. Dispose of the garbage in any of the trash bins across the street/next to the pool.
13. Guests may not flush any wet wipes or feminine products down the toilet (even "flushable" brands). They belong in the garbage bin, instead of plumbing pipes.
14. Fill the jacuzzi bath in the master bath with waster BEFORE attempting to turn the switch on (located and labeled) on the wall outside the bathroom. Failure to do this will result in the breaker flipping and the jacuzzi function being unavailable without further intervention from maintenance.
15. Swimming is available from Memorial Day until Labor day. No card is needed. Please be respectful of the neighbors and other guests. Pool hours may change, but are generally 11am to 9pm. Pool may be closed for inclimate weather.
17. Do not leave food or open trash bins outside. This is a great Smoky Mountains and nature may pay you a visit.
18. Make sure to turn off the lights, air conditioning, and any electronics when you leave the house. Don’t forget to close the windows and lock the door.
19. Propane and charcoal grill are available. You will need to supply your own charcoal. Do not move the grills. They are placed where they are for safety.
20. Report any damages and/or breakages in a reasonably timely manner. Damages exceeding the security deposit amount must be paid by guests and will be reported to Airbnb. Failure to report damages or attempting to cover up damages may result it additional fees.
21. Property owner and/or designated agents may enter the property for repairs, cleaning, problem remediation with an urgent notice provided to guests.
22. Prior to checkout, please load dishes in the dishwater, start the load, put towels in the guest bathtub, throw out the garbage before checkout.
23. The property is not infant/childproof, but children are welcome and a portable crib and bedding is available. Please monitor children closely around fireplace, deck, hot tub, pool, and generally around the property. If crib is used, please collapse and put back in the closet with the velcro straps securing it.
24. Additional cleaning fees will be collected for any scenarios involving deep or excessive cleaning. This includes handling any vomit/blood/beverage/food stains anywhere on the premises; cleaning/replacing bedding/linen soiled with blood, body fluids, secretions, or excretions regardless of source.
25. Please be respectful of the property and treat it as well as you would your own home.
16. Hot Tub is available for your enjoyment. Use At Your Own Risk. NO glass or cans. No horseplay or loud behavior after 9PM. Place cover on hot tub when not in use.
